Due to the high cost of land in Cyberjaya, as a means to optimize land, condominium living was introduced. Before I proceed further, it would be appropriate to discuss the term "condominium". Very often the mentioned word "condominium" conjures up visions of high-rise buildings in urban areas, clusters or rows of townhouse type structure. Condominium, in the physical sense, is like housing that provides more units per acre, more livability in less space and better use of existing structures.
In Cyberjaya, it is possible to have garden condominiums which could be more than three-story high. These condominiums are units attached horizontally as well as vertically, and are usually built around a courtyard or face a front lawn. There could also be townhouse condominiums in Cyberjaya which are units attached side by side. They are usually single family row houses with individual entrances.
Condominiums in Cyberjaya can include as few as two and as many as hundreds of units. A two-unit condominium is called a duplex. It is also possible to have triplex, quadruplex and fiveplex.
The condominium concept can even be applied to a group of detached single family houses where owners have undivided interest in the common area. In fact the structural possibilities of the condominium are endless.
In Cyberjaya, what distinguishes a condominium block from an apartment block is the facilities offered by the condominium block. Most of those facilities are usually found in private club. Hence, the presence of swimming pool, barbecue pit, jogging track, putting green, canteen, laundry facilities, gym etc.
Condominium are now more in favor as an alternative form of housing in Cyberjaya, Malaysia. They seem to be the latest "fashion" of the housing market. Condominium occupiers are normally small households who prefer this type of readily availability of recreational and other facilities in the condominium itself, the security aspect and sometimes even easy access to their work places.
