Short term rent of accommodation in Ukraine (Odessa, Crimea) in 2009

If the price of long-term rent remains stable, the short-term rent in 2009 is surprisingly unstable - especially in the resort regions of Ukraine. Only instead of the traditional increase in price by more than 50%, the prices only rise by 10-15%. The reason is that the number of holidaymakers significantly decreased.

In addition, the majority shifted to the so-called economy housing - farther from the sea with minimum facilities. For example, two-bedroom apartment in Yalta with conveniences, far from the sea will cost you 250 UAH per day. A similar apartment close to the sea will cost at least 400 UAH per day.

In the mid-summer the rent of one-room apartment in Yalta near the sea will cost minimum 350 UAH. A year ago it was possible to rent an apartment in Yalta at the height of summer for 250 UAH per day. Compared to last year short-term rent rose by 40%. But the dollar price of rent, by contrast, has fallen. A year ago the day in Yalta costed about USD 50, today it costs USD 45.

Just like in the Crimea, in Odessa there is a shortage of holidaymakers. At the same time the dwellers of Odessa are not ready to give discounts. Nowadays it is hard to find an Odessa apartment for less than 250 UAH per day. However, if you try, you can find an apartment for 200 UAH or negotiate with owners about discounts. Prices for Odessa apartments near Deribasovskaya Street are twice as high as prices for similar apartments in other areas of the city. Two-room newly renovated apartment with facilities on Deribasovskaya Street will cost 70-90 USD per night. Two-bedroom furnished apartment with less expensive and not new repairs will cost 45-60 USD. The peculiarity of the daily rent market in Odessa this year is the fact that there are many apartments on the primary market (apartments for rent in new buildings (District Privoz).

In the Ukrainian cities that are less often visited by tourists, the prices have changed only a little. For example, in Nikolaev (a city located 150 km from Odessa) the prices for Nikolaev apartments have remained the same but have become more tied to the dollar, the payment is usually made in U.S. dollars.

There are few new objects on the market, there are fewer clients, but the prices for apartments are not reduced. Apparently this is the feature of a more passive and provincial market of Ukrainian cities. It is obvious that in Ukraine there's an economic and financial crisis, including the crisis of the real estate market. The devaluation of the Ukrainian hryvnia and the strengthening of the dollar consolidated the apartment rental prices in dollars. For tourists visiting the country this is a big plus, because if you compare the prices in dollars in 2008 and 2009, the price declined almost by 50%. But for the Ukrainians prices have not fallen, and even increased. Will it promote the inflow of tourists into the Ukraine – it is still an open question. Let's wait for the elections in January 2010.
