It can be difficult for property management agents to be 100% sure that a prospective tenant is going to be a good bet. At times agents get themselves and their clients (the landlord) into a situation where a property has been damaged beyond the amount of any deposit previously paid.
A good property management agent should have good experience of the type of candidates they should be considering to let into a clients property however there are some agencies out there which are more interested in making a quick buck than protecting the interests of their clients.

Letting a property in a country which is miles away from where you live can always be problematic. These two Australian landlords discovered their UK tenants had redecorated without permission and had taken the furnishing in the house and put them in their own parentEUR(TM)s house! This broke the terms of contract and was a criminal offence.
Landlord DIY Effort
A landlord took the structural design of the house into his own hands when he decided to create more space in the house and knocked down a structural wall. The bathroom upstairs caved in and destroyed the kitchen below. It is lucky that the tenant were not harmed as his actions could have caused unnecessary and even unnecessary death which he would have been liable for.
Miserable Christmas
Tenants in Stoke-On-Trent had a miserable Christmas with no power or water for over a week. The property management agents did not respond to their concerns for days and the tenants had no other choice but to find temporary accommodation.

If you are looking for a property management company be sure to do full research on the company you are considering to use. Make sure they are members of the necessary industry standard associations and that they have a good proven track record.
