- The tenant signs a lease that lists the obligations, rules and regulations that the landlord and tenant have to adhere to for the term of the lease. The tenant must also give the landlord a security deposit as insurance for any damages to the property. The entire deposit must be returned to the tenant if no damages are found.
- The landlord must maintain a safe environment for the tenant by staying up-to-date with the building codes. The landlord must also immediately repair any facilities or appliances provided by the landlord. Some of the tenant's obligations include sustaining the cleanliness and safety of the premises, not deliberately damaging any items belonging to the landlord and paying the rent by the due date.
- Military personnel reassigned to a duty station 50 or more miles from their dwellings can terminate their rental agreements. The tenant must issue a note of termination that will be effective 30 days after the landlord receives the notice and approves it.
